In the south the population is mainly of turkish origin. The rest of the country is either romanian or russian.
Chisinau is the capital of a country of 3-4 million people. A modern apartment in the centre of the city would probably cost 80,000. With all mod-cons there are apartments being rent out for 65 euro per day or 700 euro a mouth for a one bedroom place in the city centre. Thats enough to make a return on a 80K euro apartment don't you think?
in the area of gagausia there are appr. 170.000 so-called gagausians living. the origin of this people is still debated. their language is close to modern turkish, close enough to understand each other but not identic. a lady from the gagausian main city comrat told me, that the language is identic for 70%. the gagausians are said to be a mixture of goek-turks and rests of kumans and bulgars. turkey sponsors a lot of money to this people and give the youth easy access to turkish universities. see it as little foothold of new osman empire on the balkan lol.
well, there is a fine gagaus/bulgarian restaurant in chisinau called gök-oguz. check out the csorpa-soup. you will find it between ciucani and posta vecche district of chisinau.
more to the south of moldova towards to borders to ukraina and romania there is a mixture of romanians, russians, ukrainians and bulgarians living. in taraklia for example you will find mostly bulgarians.

80.000 euro for a one-bedroom apartment might exist only in the direct centre of chisinau. but they are rare.
the normal prize per square meter for newly build apartments close to the centre is around 600 euro. the normal size for a one-bedroom apartment does normaly not exceed 60 square metres.
My Moldovan lady points out that recent price hikes in housing in Moldova (better quality housing anyway) are directly caused by curent tensions in Israel. Evidently there are a lot of well-to-do Israelis with dual citizenship who have recently entered the market and purchased better houses and apartments as insurance against what might happen if additional fighting breaks out in the Middle East. For the most part, they are either letting these houses and apartments stay vacant or are renting them to others on a short term basis. That movement is affecting the rest of the real estate market as well.
Keep in mind, also that in Moldova there is a HUGE difference between the upper class and the lower class. SOMEONE is buying the 350,000 Lei (equal to around $26,923) solid gold Cartier watches I saw for sale at a downtown jewelry shop. And often those people have government connections (and "officially" quite low salaries). Foreign aid doesn't always go those whom you would think should receive it.

In my opinion Moldova, or Moldavia-as soviets called it, must join Rumenia, maybe when that area is in EU there is some order! And Russia can take Transnestria!
